Regular commercial boiler servicing is a must for preventative maintenance and is our bread and butter throughout Farnborough, Farnham, Aldershot and Camberley. That is commercial property maintenance of heating appliances that's proactive rather than reactive. Servicing heating appliances such as boilers involves opening up the appliances and looking at weaker and worn parts as well as potential failure points and fixing or repairing these before the client is caught short-handed.
As well as this the boiler should be thoroughly cleaned to prevent blockages or buildup of dirt on internal parts which could reduce both efficiency and longevity. If these are left faults can occur, and in something more complex like a commercial boiler this will affect the performance of the next component in the chain.
To find engineers that take their time to follow this procedure and carry out commercial boiler servicing properly can be difficult, so when you find one that you see is particularly careful and meticulously takes the appliance apart to inspect it, they are worth keeping! If, on the other hand, each appliance is serviced within 5 minutes then you may not have an engineer that is particularly thorough and you may still have faults waiting to happen which will result in downtime and repair bills.
It should also be noted, that if following the manufacturer's instructions for commercial boiler servicing that each annual visit may only require a flue gas analysis and no further action is required if readings are correct. This could take as little as 5 minutes, however, you will genuinely find better and more enthusiastic engineers want to take a few further steps to make sure the commercial system or boiler is running tip-top and as efficiently as possible. This may involve adjusting the air-gas ratio, whereby the mix of gas and combustion air is adjusted to create a more efficient and effective burn mix, they may clean the condense trap if the commercial boiler is condensing, if the boiler is smaller it may contain an expansion vessel which may need recharging with air, the heat exchanger may need to be cleaned out which will allow greater transfer of the heat within the combustion air to be transferred into the heat exchanged, and in turn in to the heating water, as well as replacing any worn seal.
Additionally to this many commercial boiler service contracts require interim services to make extra sure there is as little downtime as possible. On interim and full-service visits it is absolutely necessary to complete all safety checks to ensure the appliance is safe to use.
